About Us

Somerset Business Park is a proposed 625+ acre business park
located in Somerset County, PA. The location is in southwestern
Pennsylvania, approximately 60 miles southeast of Pittsburgh.

The business park site enjoys over one mile of frontage on the 
PA Turnpike (I-70/I-76). It is less than a mile from the Somerset
Interchange. In addition, there have been discussions with the   
PA Turnpike Commission about the installation of a ‘slip ramp’ to
provide direct access to the site. The site also enjoys over 1,800
feet of frontage on US Route 219, a north/south limited access
highway. 

 

The site is or can be easily serviced by all public utilities. It is
adjacent to the new Quemahoming Pipeline, a 24" water
transmission line that will commence construction in spring of
2008, and which will deliver an additional two million gallons per
day to the area.

Further, there is an onsite water source suitable
for industrial use that provides approximately 1,000,000 gallons
per day.

 

Within the tract, 133 acres have been designated by the State of
Pennsylvania as a Keystone Opportunity Zone. The KOZ
designation provides exemption from state income taxes and local
real estate taxes through December 2013.

There are far reaching benefits of this project, not only for
this corporation, but also for the growth and economics of this
entire region.   It is likely that the local economy will
significantly benefit from the job creation, tax base, tourism,
additional traffic and revenue generation it will yield. 
The prime location of the 850 acres, bordering six highways,
as well as the existing resources contained on the property,
provide a number of options for all buying sectors; public,
private and residential.

 

 

PROPOSED USE OF THE SITE

Geiger is proposing to develop this site into mixed use with primary focus
on Warehousing/Distribution.  The park will be able to take advantage of
its prime location and visibility from the Pennsylvania Turnpike as well as
US 219.

 

DEVELOPER EXPERIENCE AND RESOURCES

Geiger Development is, in large part, the brainchild of one of its owners,
Larry Mostoller.  The project is being supported by local professionals,
engineers, consultants, and politicians.

 

COMPLETED PLANNING AND PRE-DEVELOPMENT ACTIVITY

With cooperation from the Somerset County Department of Community
Development, Geiger Development has 133 acres designated as a Keystone
Opportunity Zone.  Roads and infrastructure are to be designated by local
engineering companies from Geiger’s conceptual drawings of the build-out. 
The property has been appraised with an updated schedule for 60 days.
